Perth - Financial Planner

He guys anyone in Perth had a good experience with a financial planner in Perth? the time has come for me to put my money into something worthwhile now that i have my bike and we just got a car its time to start making some money. So if you can recommend someone to me that would be great thanks.

After doing ok with investing on my own, against my better judgement, I bowed to pressure and I put a heap of money with a financial planner a few years ago, he very carefully lost about 30% of it in 6 months. Then charged me for the privilege. "Mate .. nobody saw it coming" Bullshit - I and alot of people I know did! But I got sucked in because they had experience and I assumed they were the experts!!

Needless to say I took what was left back. (I kept watch and it would have kept going down!)

I think they know as little, or less than than the average person, they do WHAT and invest where THEY are told, and are just leeches in the process.

Do a bit of research, got with your gut and if it sounds too good give it a miss.

Nobody will look after your money better than you!

Negative gearing property is still a good prospect - BUT - you have to start with the right property. Another is a rural block with some trees - the trees are to hide the crop :-)

My wifey works at a bank, thay all now offer financial investment advice and it's free.. I agree with Wardie... do ur research, get as many different opinions as possible (and yes they will all have different approaches) then invest urself. Personally I think the stock markets are like gambling where you don;t actually know all the rules, for me property is a no brainer (unless you want fast returns). This year we are starting of our portfolio, plan is to have 5-7 2 bedroom units built over next 5 years.
From my experience this type investment is smart if you don;t let architects rule the design (sorry to any architects here).

I used to invest money quite a bit and did okay. Through a good friend I was trained and given a job with AMP in the 90's. After reading some of their speils and investment strategies I disagreed, and walked out. Some of the guys in the job have no idea what their doing except for the corporate training, not their own research. Another financial planner from the Uk, in Australia 3 years I knew screwed a lot of people out of their money , little training and he left the job with millions in his pocket. He is 35 , retired, lives in a mansion near Coffs and sells real estate. These are some of the dangers, some are good, but do your own research, speak to people, read up and make your own decision. Property is a good idea.

I should have been a bit clearer. Im not looking to invest any money with said company and therefore im happy to pay for there time and advice. Im just looking for someone to point me in the right direction really. Property is the main aim as my super is pretty generous(salary sacrfice 5% and company matches it) and as far as shares go im happy buying the company shares in the employee scheme where for everyone i buy they give me one for nothing). SWMBO and I are currently looking for our secondy property but unsure whether we stay where we are and buy an investment or buy something a bit bigger for us and rent the current one out.

here are some basic ideas to ponder for you..
1. the capital in your primary residence could be working better for you if realised
2. the costs of paying/maintaining your primary residence will always be a debt you cannot utilise to your advantage
3. only the sale of your primary residence can help you in tax savings as you will not have to declare capital gains.
4. buying older investment properties is a slow return on investment often creating a negative income intially
5. building smaller new properties can be more complicated but will return a better investment:
a. you can right off a deprectiation value
b. there is little to no maintenance for intial years
c. the value of the finished dwelling should be a lot greater than build costs

As I said, my partner and I are looking at developing our property portfolio and to do this we will be turning our primary residence into a rental while renting a place to live off someone else.. this will give us the maximum access to usable capital without sinking it into another primary residence

asking for points of view on investment is like asking which is the best next bike to buy.. horses for courses
